House prices rise 1.5% in August as property market gains momentum

The UK property market continues to gain momentum, with the latest data from the UK House Price Index for August 2024 showing a 1.5% month-on-month increase in house prices. This marks the sixth consecutive month of growth, highlighting renewed confidence among buyers and sellers.

In August 2024, the average UK house price reached £292,924, up from £288,533 in July. The annual change in house prices also saw a rise of 2.8%, pointing to a sustained recovery in the market over the past six months.

A boost for the property market
Nathan Emerson, CEO of Propertymark, expressed optimism about the market’s performance, stating: “It is extremely upbeat to see the year continue with consistent growth. The overall performance of the housing market remains a key indicator of wider economic health, and it’s encouraging to see more people are demonstrating they have the confidence and affordability to approach the buying and selling process.”

However, he highlighted the challenges ahead, particularly around the supply of homes: “There are still sizeable challenges ahead to ensure long-term stability within the marketplace, especially with an ever-growing population. It would be encouraging to see indications that the upskilling required to deliver the near two million homes promised across this parliamentary term is underway to meet the current levels of demand.”

Interest rate relief fuels market confidence
The recent cut in interest rates has played a crucial role in boosting market confidence. Lomond CEO Ed Phillips commented on the positive trajectory: “A sixth consecutive month of positive house price growth demonstrates that the UK property market is very much heading in the right direction, boosted by a growing level of buyer confidence and an increased willingness to transact.”

He added that further cuts to interest rates could strengthen the market further: “Whilst interest rates remain a factor, we’re likely to see further cuts before the year is out, and this will only strengthen the momentum that has been building across the market in 2024.”

Steady growth despite looming Budget uncertainties
Despite the positive market trends, industry experts are keeping a close eye on the upcoming Autumn Budget. There are growing concerns about potential changes to property taxes and regulations, which could impact the buy-to-let sector. Ben Nichols, Managing Director at RAW Capital Partners, noted: “Admittedly, the upcoming Autumn Budget adds complexity, with rumours of tax and regulatory reforms dominating the property press. However, the core fundamentals of the market — strong demand and limited supply — remain intact.”

As the market continues to benefit from a more relaxed economic environment, experts agree that the outlook remains positive. Yopa CEO Verona Frankish added: “Not only have we seen consistent improvements on a monthly basis, but this is the sixth month in a row that house prices have increased on an annual basis. This longer-term metric is a far more reliable measure with respect to the returning health of the UK property market and bodes very well for the remainder of the year.”

Looking ahead: stability and opportunity for landlords and investors
The latest data shows that while challenges remain, the property market is on a strong recovery path. Landlords and investors are closely monitoring market conditions, particularly in light of the upcoming Budget. Paresh Raja, CEO of Market Financial Solutions, commented: “The upcoming Budget is the cloud that hangs overhead. Speculation is rife concerning everything from capital gains tax and inheritance tax through to planning reforms and regulation within the buy-to-let sector.”

With economic conditions stabilising and interest rates expected to drop further, the UK housing market is poised for continued growth in the months ahead. The key question remains how government policies will shape the future landscape for homeowners, investors, and landlords.

For now, the property market continues to provide promising opportunities, with experts predicting a robust end to the year.
