MEES A Mystery to Many in Buy to Let Sector

Very few landlords and tenants are aware of the new Minimum Energy Efficiency Standards (MEES) despite the fact that they are being introduced in just a fortnight’s time.

Specialist insurance firm Just Landlords conducted a survey which revealed a general lack of awareness across the sector. The survey found that just four per cent of landlords and tenants were aware of the new MEES. In addition to this, only 30 per cent of people were aware of the current Energy Performance Rating of the property that the rented or were letting out. Fewer than five per cent had actively taken steps to improve the energy efficiency of their property.

The survey also uncovered the fact that very low numbers of people were aware that there will be a £4,000 fine if a newly-let property is discovered have an Energy Performance Certificate rating that falls below E after April 1 2018.

The firm has claimed that according to the latest figures from the Office of National Statistics, in 2017 approximately 64,092 lettings property EPC ratings were designated below an E. This means a large proportion of landlords could be vulnerable to fines from the changes should they fail to take action ahead of the implementation of the new MEES.

On behalf of Just Landlords, Rose Jinks spoke out about the survey and the general lack of knowledge in the sector regarding MEES. She said: ‘The lack of awareness around this key legislation is astounding. Landlords and tenants need to know what their EPC rating is, as it could not only help them avoid a fine, but also could save them large sums of money. The fact that our survey found that less than four in 10 people in the market are even aware of how improving your EPC could save them money is shocking.’
